Applicants must demonstrate verifiable gross income equal to two times the monthly rent. For applicants using a housing subsidy, the income standard is calculated using the portion of rent the applicant is responsible for paying. Yes! Roommates can pay their portions of the rent separately, making it convenient for each resident to manage their own payment.

Magnolia Ridge offers several convenient ways to pay rent. Residents can make payments directly through the resident portal using ACH, a credit card, or a debit card. We also accept e-money orders, which can be purchased and paid for at participating local stores, as well as cashier’s checks brought directly to the leasing office.

Rent is due on the 1st of each month. For residents who need additional payment flexibility, Magnolia Ridge partners with Flex, which may allow eligible residents to split their rent into two payments throughout the month. Flex eligibility, enrollment requirements, and fees apply and are determined by Flex. Please contact our leasing team or Flex for current program details.

Utilities are not included in the monthly rent. Residents are responsible for all applicable utility costs.

Magnolia Ridge uses a third-party billing company to allocate water, sewer, and trash charges, which are billed with your rent each month. Residents are responsible for setting up gas and electricity through Xcel Energy and will pay those utilities separately.
